The stage could soon be set for final approval of a Hyatt House hotel on State Road 224 next to the Park City Nursery. The project, which was approved by the Summit County Council last September, will have its final site plan reviewed and possibly approved by the Snyderville Basin Planning Commission.
The Hyatt House campus will be comprised of three buildings and will total 74,000 square feet. It will have two driveways for access from S.R. 224 and Sun Peak Drive. Summit County planner Sean Lewis said that developers have calculated the hotel will create 32 jobs.
The hotel itself represents an amendment to the Murnin-Kilgore Consent Agreement, which had initially allowed for retail and restaurant space on the parcel. Though there had been some controversy over whether a hotel should be permitted on the parcel, the Council and developers agreed that it would have a lesser impact on the residential neighborhood than a retail or restaurant establishment, especially in regard to traffic.
When the project was being discussed last year by the County Council, residents of Sun Peak were concerned that guests at the Hyatt House would use Cooper Lane, which goes through the outskirts of that neighborhood, to access Canyons Resort. Some proposed placing a sign on the Sun Peak Drive exit saying 'Left Turn Only' so guests would use S.R. 224.
"During the consent agreement process, the Council reaffirmed Cooper [Lane] is the secondary access to Canyons [Resort]," Lewis said.
According to a county staff report, the developer has applied to the Utah Department of Transportation to allow for a new curb cut and full left/right turn access onto S.R. 224.
Lewis added that Basin Recreation has requested that an easement be included on the final site plan to allow for a pedestrian underpass that they wish to construct. Basin Recreation also wants the developer to provide eight-foot-wide trails instead of the six-foot-wide trails shown on the plan.
As far as the placement of the hotel, Lewis said the structure is positioned as close to S.R. 224 as possible, meaning it will be set back a good distance from the nearby residential area.
The mandatory provision of affordable housing on the part of the developer will most likely be provided through either a fee-in-lieu or by converting existing market-rate units into affordable housing, Lewis said. No affordable housing will be built on-site.
The Snyderville Basin Planning Commission had scheduled a work session on the Hyatt House hotel final site plan for Tuesday, April 8, at 6 p.m. at the Sheldon Richins Building.
