An eight-figure permit to remodel the building once known as the Main Street Mall propelled Park City's construction industry to an extraordinary beginning for 2014.

The Park City Building Department said it issued a permit valued at $15 million to remodel the property, 333 Main St. The project, which will include residential square footage upstairs and commercial spaces on the Main Street level, is one of a series of major construction projects along the street.

The dollar figure identified in the Building Department's January construction report provides industry watchers, Main Street and Parkites an idea of the investment that is underway on the street.

The Main Street Mall had long been seen as an underperforming property occupying a highly visible spot along the street. A goal of the remodel is to better position the building on the streetscape to attract more shoppers in addition to turning the upstairs into residences.

The project is one of the construction sites that prompted broad-based complaints in recent months about impacts on business on the street. Some of the projects along Main Street are large in scale and others seem to go unnoticed. Decorative skis and lights have been placed on the site fence in an effort to make the work at 333 Main St. more visually pleasant

The permit at 333 Main St. led the construction industry to the strong start to the year. The Building Department said it issued 49 permits in January valued at a combined $17.4 million. The number soared past the $690,004 in value reported in January 2013 and the $6.

1 million recorded in December. The number of building permits issued in January -- 49 -- fell from the previous month and the previous January, though.

The Building Department in January did not issue a permit for a new building, but alterations and additions remained strong. Alterations and additions have had an outsized role in the building numbers in recent years as property owners during the recession and since the lowest points of the downturn opted to redo or expand their existing places instead of building new ones.

Alterations and additions accounted for nearly all of the dollar value of the permits issued in January.

Six-figure permits issued in January included:

  • a $500,000 remodel and addition on the 1100 block of Woodside Avenue

  • a $680,000 remodel and addition on the 500 block of Woodside Avenue

  • a $350,000 remodel and addition on the 600 block of Park Avenue

    Six-figure permits for remodels were also issued on 7900 block of Royal Street, the 2400 block of Fairway Village Drive and the 1200 block of Aerie Drive.

    The number of electrical, plumbing and mechanical permits issued in January was down from December and the previous January.

    The Building Department conducted an average of nearly 68 inspections each day in January, down from the nearly 83 daily in December and the nearly 100 per day in the previous January.

    The strong start to 2014 followed a comeback year in 2013. The construction industry in 2013 enjoyed its best year since 2008 as measured in dollar value. The recession hit at a time when the construction numbers were expected to fall anyway as the number of major development parcels inside Park City dwindled.

    It is difficult to predict whether the momentum of 2013 and the first month of 2014 will continue through the year. There seems to be a chance more high-dollar permits will be issued in 2014, but their numbers are not known.
