A proposed location for a new ski maintenance building at Canyons Resort was shot down by the Snyderville Basin Planning Commission on Tuesday. With the decision, it remains unclear where developers will construct a new building, as the current structure must be relocated.

The requested location was to be situated on Canyons Resort Drive between the Grand Summit Hotel and the Hidden Creek Condos. The first phase of the building would have encompassed 18,360 square feet, with the second phase utilizing the remaining 146,941 square feet.

Currently, Canyons Resort's maintenance building is located on Frostwood Drive and must be moved, as it is situated where Hole 11 of the Canyons Golf Course is slated to go. To meet an agreement with Summit County, the golf course must be completed by Sept. 30.

Mike Franklin was the only planning commissioner to vote in favor of the proposed maintenance building location, voting against the staff's negative recommendation for the project.

Spencer White, representing TCFC Finance Company, LLC, the owner of the property, said he was not willing to comment on the planning commission's decision at this point and that he was planning to meet with Summit County Community Development Director Pat Putt on Thursday as well as planning staff.

During prior planning commission meetings, several commission members as well as residents expressed concerns about the proposed location, stating that it should not be in the center of the resort's operations, but rather closer to the mountain itself.

The developers had come up with a number of alternate locations for the maintenance building, although there were problems with many of them, including not having road easements or presenting a significant visual or environmental impact. The planning commission was only considering the Canyons Resort Drive location, however, and was not weighing those alternate locations.

Summit County planner Tiffanie Northrup-Robinson said that the application will be forwarded to County Manager Bob Jasper and could go before the County Council for a public hearing, although planning staff are including a negative recommendation for the maintenance building.

Mauricio Pons, Senior Director with Alvarez and Marsal, said in December that 60 percent of the proposed structure would be buried in the ground. It would also feature a green, landscaped roof and a considerable number of aspens and evergreens would be transplanted to reduce light glare into the Hidden Creek Condos.

Northrup-Robinson said no date has been set yet for a public hearing to be held on the maintenance building.

Cloud Dine Day Lodge approved

At the same planning commission meeting, however, a second project in Canyons Resort was approved. A conditional use permit was approved for the Cloud Dine restaurant expansion to become the Cloud Dine Day Lodge.

The current Cloud Dine restaurant, located at the top of Dream Peak near the DreamScape and DreamCatcher lifts, was approved in 2010 as a temporary structure, because the building's use of tension membrane fabric is prohibited by code. The new day lodge would be 7,874 square feet, or an expansion of about 50 percent, according to Brianne Kelsey, director of development with Talisker Mountain, Inc.

Kelsey added that Canyons Resort and Talisker need increased dining space on that side of the resort and that the day lodge will be a "top-of-the-mountain dining experience."

"We have not only an obligation, but a want and a need for this lodge on that side of the resort," Kelsey said during an interview in early February. "The day lodge is a restaurant and provides a dining option on that side of the ski hill. We want to carry on and continue with that plan, but it has a higher demand than what we have existing."
