Exit Realty captures the lifestyle
Exit Realty in Saddle View Office Park, dressed its office in sleek modern furniture, accented with vibrant flowers and oil paintings. The franchise owner, Mary Roz Torcoletti chose the name "Exit Realty Lifestyles" to reflect one of Park City areas’ most appealing features: its quality of living.
Of the 29 years Lifestyles’ Broker Kay Kunkel has been in the real estate industry, she has spent 26 in Park City. She wasn’t "looking to do anything, but Exit Realty’s way of doing business brought her back for a 30th year. She joins sisters Torcoletti and Marea A. Doherty, an attorney who is also the sales coordinator also longtime Park City area residents.
Part of the appeal is that Exit does not charge desk fees, which Kunkel says can sometimes be as high as $1,000 a month, and in addition, rewards its employees for helping the company expand. Exit agents receive an incentive for every agent they help to sponsor up to 10 percent of that agent’s gross commissions and up to $10,000 per year.
Agents earn 70 percent of their annual gross commissions, until they reach $100,000 in commissions, at which point they earn 90 percent.
Agents also earn retirement packages, Kunkel said, with a seven percent residual paid on all agents if they sponsored as long as those agents stay and produce business with Exit.
"This is a professional company where people come to work for life there’s a reward for bringing in people to the company and benefit packages," she explained. "It’s a program that empowers everyone to be successful. We encourage people to become independent and establish their own way of practicing real estate."
Steve Morris in Toronto, Canada, who had formally been a Re/Max executive, started Exit. He chose the word "exit" as his company’s name, because he said it was the most recognizable word in the English Language, according to Kunkel.
Morris devised a system based on Re/Max’s good principles and started Exit Realty in Canada, Kunkel added. March 13, the company reported 22,969 agents and selling 829 franchise sales.
The opening of Exit Realty Lifestyles marks the 19th location in Utah.
Lifestyles Marketing Manager Darci Herr notes the company’s values are unique.
"The mentoring system means agents are more willing to help. It behooves agents to work to help new agents instead of competing, because they make a percentage of the newer agent’s sale," Herr explained. "It creates a good working environment and benefits the company as a whole."
As a senior member of the franchise, Kunkel teaches classes to agents as part of Exit Realty’s training program.
"I am just starting a series about getting listings," she says. "Within the Exit system we have different classes in Sugar House and at various locations it’s an on-going education system within the company."
Part of that education has to do with using new technology. Kunkel notes that the company stays very "tech-savvy" — virtual tours online, text messages and lead capturing systems have become an integral part of the company’s business.
Lifestyles sells property throughout Summit and Wasatch county, ranging from $194,000 in Heber City to as much as $5 million in Glenwild.
Kunkel recalls coming to Park City when it was a one-stop-sign town. The Olympics, she says, has changed things.
"Real estate in Park City is excellent. It gives people the opportunity to create their own profession," she said.
The key to the company’s success, says Kunkel, is that Exit supports that kind of independence. Since opening its doors in January, Lifestyles has grown to include 22 agents.
