New business keeps an eye on second homes
Charlie Robbins traveled to Park City from Seattle, Wash. for contract work with his father’s pipe distribution company during the pre-Olympics building boom. He enjoyed the area, and purchased a second home in Old Town in 2001. Robbins said each time his family ventured into town for a week’s stay, they spent the first two days cleaning the hot tub, grocery shopping and tuning skis or bikes. The last day of their vacation they devoted to closing up their home. This routine reduced their trips from seven to four days of actual vacation time. Robbins said his family did not want to rent out their home, but they wished there was a local property management team to watch over the property and to get everything in order prior to their arrivals. "We figured we couldn’t have been the only homeowners who didn’t want to rent out their home, but wanted someone to be their eyes and ears," Robbins said. While completing a Masters of Business Administration degree from the University of Washington, Robbins decided to put his Park City vacation frustrations to work. As a culmination of the MBA program’s corporate entrepreneurship course, Robbins entered the idea of a property management company for non-rental vacation homes in resort towns into the Executive MBA Business Plan Competition. He became a finalist in the competition and upon graduation made a permanent move to Park City. In June 2004, with help from local silent partner Eric Jacobsen, Robbins opened Sea to Ski Premier Home Management. Robbins said he added sea to the name because he hopes to expand the business into other mountain or beach communities in the next two years. After surveying over 50 friends and business associates for their recommendations regarding Park City vendors, Robbins spent most of 2004 developing relationships with chosen service providers and drawing up contracts. In March 2005, Sea to Ski Premier Home Management began seeking clients. The company now manages approximately 15 local properties, with clients added each month. Sea to Ski Properties works in communities such as Glenwild, Promontory The Ranch Club, Hidden Oaks, Solamere, Park Meadows and Deer Valley. "A vacation home is a significant part of somebody’s portfolio," Robbins said. "You want to protect that asset and if you are not there all the time you need someone who has been in your shoes before." Properties managed by Sea to Ski vary from condominiums to 14,000-square-foot homes and clientele range from families to executives to high profile sports figures Sea to Ski charges its customers based upon individual requests and property management services include landscaping, snow removal, housekeeping, plumbing, electrical work, spa/hot tub maintenance and general home repairs. Sea to Ski also offers concierge services such as vehicle transportation, grocery delivery, restaurant reservations, private chef reservations and recreation equipment preparation. Property owners can submit transportation and grocery requests online. In the winter, Sea to Ski partners with Skis on the Run, a local ski rental delivery service, to provide clients with ski equipment during their stay. Robbins said his wife, Maura, handles the Ski to Sea Properties’ event coordinating, which includes an upcoming Thanksgiving dinner for 10 for a client’s friends from New York. "The key is that we custom tailor the plan to fit their needs," Robbins said. Robbins, the Chief Executive Officer of Sea to Ski Properties, coordinates services and conducts weekly home inspections.
